When you list your home for sale, receiving offers is your first goal. However, the big goal is getting the deal through to closing.
Selling your Southeastern Pennsylvania or Delaware home? Get a free Home Price Evaluation
We’re currently in a real estate feeding frenzy here in Southeastern Pennsylvania and Delaware with sales prices and pace near 2006 levels. While it may be easy to get an offer for your home, the important part is getting to closing.
When a buyer makes an offer, there are about 10 to 20 people involved in the transaction with expectations that we have to manage. This could include the buyer, their loan officer, an underwriter, an appraiser, multiple home inspectors, the buyer’s agent, and possibly friends and family who provide advice.
Our job as agents is to give you the best possible advice. We’ll start by reviewing the offer with you to ensure the buyer is really creditworthy. We also want to be sure you’re protected through the home inspection process and are aware of whether an expected repair is a reasonable request. We can also give you the resources and tools to make any of those repairs.
“There are 10 to 20 people involved whose expectations we have to manage.”
All these things we have to balance are where the details take place. If you price your home right, we stage it right, and we market it well, you will certainly get an offer. Our job is not just to get that offer, but to get you to closing.
If you have any questions or you’re thinking of buying and/or selling a home in our area, don’t hesitate to give me a call or send me an email. My team and I are here to help!
